Harmony in the hills


In our Environology tour of the Klang Valley, we constantly highlight the importance of landform in town planning. The ancient Chinese sages understood this principle and advised people on how to choose a suitable piece of land and utilise it.
The objective is to create an environment where properties such as palaces, homes and businesses can derive beneficial energy which is conducive for long-term success. This objective has not changed in the millennia that followed up to the present day.
We were recently invited by a client to evaluate a piece of property he was eyeing and we were surprised by how good the landform turned out to be. The development is located in Cyberjaya, outside the Klang Valley and would normally be excluded from our tour. (For Google map reference, log on to maps.google.com.my and search for “Kuala Lumpur”.)
However, since the crux of our series of articles is to highlight landforms, earth energy and how they affect properties and their occupants, we would be remiss to ignore such a good example of an ideal landform. Cyberjaya was touted as a futuristic IT-themed city that would be the hub of the Multimedia Super Corridor and Malaysia’s Silicon Valley. It even boasts having a university – Multimedia University – that aspires to be the country’s version of the Massachusetts Institute of Technology.
The topography of the site; the land is surrounded on three sides by high ground, and enjoys a gentle gradient.
Intelligent cityThis intelligent “city” was intended to be a private-sector project with the government indirectly involved through government-linked corporations. Several large multinational companies set up operations in Cyberjaya to take advantage of its proximity to Putrajaya and the Kuala Lumpur International Airport. The pot is also sweetened by a tax incentive in the form of MSC status.
However, soon after its opening ceremony in 1997, the Asian financial crisis struck a blow to the ambitious project before it could gather momentum. Some players pulled out and the government was forced to step in as a stakeholder.
Many technology companies also appealed to the government to extend the Multimedia Super Corridor over a bigger geographical area, citing limited resources and difficulties from the financial crisis. Thus, the “super corridor” stretches from the Kuala Lumpur City Centre to Cyberjaya, with Cyberjaya as the centre for growth.
The development of offices, commercial facilities, call centres and so forth slowed down and affected demand for housing. With limited options, existing residential properties became scarce and expensive, prompting many to seek alternative accommodation in nearby Dengkil, Salak Tinggi, Serdang, Puchong and Kajang.
The situation appears to have turned the corner and several developers are now launching new housing projects in Cyberjaya. Not all, however, are targeting lower-priced homes. In keeping with the vision of Cyberjaya as a modern, technology hub a la California’s Silicon Valley, some of these projects are designed with prestige and luxury in mind.

Symphony Hills
The site that impressed us is located in Symphony Hills, developed by UEMLand, one of the members of the Setia Haruman consortium that is the master developer of Cyberjaya.
Symphony Hills is a landed strata development targeted at the luxury market. Most of the homes here are priced in the seven-digit range. The master plan calls for the homes to be built in clusters, with beautiful gardens and a floating clubhouse. True to its Cyberjaya calling, houses here will also be connected to the world via a smart and comprehensive fibre-optic backbone.
According to the developer’s website, the development comprises several parcels, each with its own theme and design, including lush gardens. Combined with trees lining the roads or boulevards, 35% of Symphony Hills, on average, is covered with greenery. The houses are designed with living areas facing green gardens.
Most of the green areas and gardens will be managed and maintained as common facilities by a management corporation. It is all high-tech, with a gated and guarded community and state- of-the-art security systems. What struck us about Symphony Hills is its surrounding landform. The entire parcel of land is surrounded on three sides by high ground, and enjoys a gentle gradient. The slope comes to a stop at a man-made stream on which the “floating” clubhouse will be located.
The master plan calls for the homes to be built in clusters.
Linear clubhousePart of this “floating” clubhouse (it will stretch across the entire breadth of the development) has already been built and it currently hosts the sales office. It is built on a raised platform and visitors walk along a boardwalk to access the facilities.
Earth energy originates from high ground and flows downhill until it reaches a medium of different rigidity, such as rivers, lakes and seas. Direct energy is powerful and can overwhelm the occupants of properties that face it head-on. This is why it is not advisable to build homes that face uphill.
When the earth energy meets another medium, in this case the stream on which the clubhouse sits, it is reflected backwards and deflected along the banks of the river. This makes the energy gentler and more homogenous. If the river is curved, it forms an embrace (or concave) on one bank and an elbow (convex) on the other. The concave side is considered the better or more conducive site because the rebounding energy is directed towards a focal point, using the concave as a parabolic dish.
This pool of gentle, homogenous energy is conducive for life and success. Properties should be aligned to tap into it for best results to the occupants.

A lot in store in Cyberjaya

CYBERJAYA is not only home to information and communications technology (ICT) and multimedia companies, it has more to offer.
Hafidz Hashim, the managing director of Cyberview Sdn Bhd (the Cybercity manager for Cyberjaya), said Cyberjaya boasts more than 300 commercial outlets providing food and beverage, shopping and recreational experiences. The figure will increase to include another 700 or more outlets in the next three to five years to cater to the growing needs of the Cyberjaya population.
“There are close to 20 different locations with commercial components within Cyberjaya.
“The commercial buildings in Cyberjaya are well spread out aound the city. Besides allowing us to better manage the traffic, the crowd is evenly spread,” Hafidz explained.
There are more than 150 food and beverage establishments in Cyberjaya, offering Malay, Chinese, Indian, Middle Eastern, Thai, Italian and other cuisines.
Two drive-thru and dine-in outlets, Starbucks and Burger King, are also on the list. A second Starbucks will arrive soon.
In addition to the recently completed CBD Perdana 2, as well as Prima Avenue I and II which are fully tenanted commercial centres comprising offices and food outlets, Hafidz said more commercial developments will spring up in the next two to five years, including d’Pulze, MCT’s SkyPark, Pangea @ Cyberjaya, Glomac Cyberjaya Phase 1 and 2, Glomac Cyberjaya 2, Shaftsbury Square, VITA Cyberjaya and CBD Perdana 3 Cyberjaya.
D’Pulze features 370,000 sq ft of dining, entertainment and leisure space, comprising an alfesco dining strip, supermarket, cineplex, karaoke, gym and spa centre.
Another 630,000 sq ft of its 1 million sq ft gross built-up area will go into a four-star international serviced apartment-hotel, SOHO units and serviced apartments named Suites @ d’Pulze, which is adorned with landscaping by international award-winning landscape architecture firm Land Art Design.
Pangea@Cyberjaya by OSK houses a shopping mall, street mall, boutique hotel and boutique retail space.

MCT’s Sky Park, on the other hand, features five blocks of en bloc offices, strata offices, a hotel and SOHO studios, which are all linked to the sky park. It also has an eco-friendly serviced apartment block.
Hafidz drew attention to a recently completed development in Cyberjaya, Shaftsbury Square, which comprises of 145 commercial outlets.
“It is a fusion of art, culture, enterprise and comfortable living. The freehold development has three office towers, two luxury SOHO/serviced apartments and 150 units of shoplots,” he said.
Meanwhile, Crystalville Sdn Bhd also introduced a 5.26ha mixed integrated development called VITA Cyberjaya. The first phase of the three-phase development comprises VIVA Shops and a SOHO tower, while the second and third phases will offer retail, commercial and hospitality components.
CBD Perdana 3 in Cyberjaya sets to be another exciting retail hub combining restaurants, supermarket and offices in the development.
“Centrus at CBD Perdana 3 features an all-in-one development offering business, shopping, leisure and residential facilities under one roof,” Hafidz said.
With architecture graced by tropical design features, Galleria @ Cyberjaya provides Cyberjaya with a wider array of lively work spaces, food and conveniences.
“The facade of each block has deep overhang shading the windows, thus reducing heat by 50%,” Hafidz said.
According to Hafidz, there are several key factors contributing to the growth of commercial developments in Cyberjaya. Besides the major expressways that provide connectivity, the inclusion of Cyberjaya in the Greater KL plan is proving to be a boost.
“Greater KL will see Cyberjaya becoming a very important part of a thriving, lively and economically vibrant mega-metropolis in the global top 20 most liveable cities by 2020, with a collective target population of 10 million.
“This plan has generated tremendous interest among the private sector, which is borne out by investments made by developers into Cyberjaya and the surrounding areas,” he said.

Cyberjaya developer to pump RM2.5bil

PETALING JAYA: The master developer for Cyberjaya, Setia Haruman Sdn Bhd, is set to pump a whopping RM2.5bil over the next five years to develop four projects and construct additional infrastructure for the area.

Called Cyberjaya's “new wave”, chairman Tan Sri Mustapha Kamal Abu Bakar said that the projects were namely CBD Perdana 3 & 5, APEX Residence and a proposed mixed residential development.

About RM2.1bil will be used to develop the projects, while RM400mil has been allocated for the construction of infrastructure such as roads and drains, water reservoir drainage systems, sewage treatment plants and fibre optic.

Mustapha says Cyberjaya has become a development hotspot.
 
Setia Haruman is 75% owned by Emkay Group, with the balance held by UEM Land Bhd. It is entrusted with designing, planning and developing about 2,830ha in Cyberjaya.

Mustapha said Cyberjaya had become a development hotspot with many property developers seeing potential to cater to working adults and students in the area.

“Over the last three years, 16 major developers have acquired large tracts of land for residential, commercial and institutional developments. This has resulted in Cyberjaya experiencing a residential and commercial boom,” he said.

Setia Haruman chief operating officer Lao Chok Keang said the company expected to fund the projects with internal funds.

“We have a facility of about RM200mil, and the gross development value of the projects would be 20% to 30% higher than our investment,” he said.

Since 2009, other developers like Mah Sing, SP Setia, OSK and Glomac began buying large parcels of land in the area, and there now are 16 developers building their projects concurrently in Cyberjaya.

The ongoing and upcoming cumulative investments amount to about RM20.6bil and are projected to reach RM52.6bil by 2016.

Cyberjaya now has about 11.1 million sq ft of completed offices, 263 shops, 3,200 completed residential units, four schools, and five universities and colleges.

Setia Haruman projects completed office space would reach 18 million sq ft by 2016, along with 1,200 shops, 14,000 residential units, seven schools, and eight universities and colleges.

Owing to the current ongoing projects, the company expects the town's population to double to 100,000 by 2016.

Many multinational companies like HSBC, Huawei, Dell and IBM, among others, call Cyberjaya their home, with offices and staff based in Malaysia to support their regional business presence.

Symphony Hills vs Setia Eco Glades




I have a friend who called me and jumped for joy, and to quote him " my daughter is so lucky, she was balloted for a home in Eco Glades". The irony is, he followed by asking me, "can buy ah!"

My answer to him:-

1) Yes, if he feels Eco Glades is a "better" place

2) Yes, if he feels buying property should be entirely base on luck, since he said "my daughter is so lucky to be balloted"

However, if you are looking at PSF basis, the answer is NO!


Setia Eco Glades Semi Detached:-

Land Area: Approx 3,485SF onwards

Built-Up: Approx 3,220SF onwards

Price: RM1,700,000 approx

PSF : Approx : RM527 psf

(readers are advised to check with the developer to the accuracies of the above info)

Go figure.....

.....No DIBS one ahhh!!!!! You can Choice!

Interestingly, one reader just called me and said, and i quote

"You call this good leal ah!?, other developers are giving DIBS lar..." (no, it is not a typo, the word deal was intentionally wrote as leal!)

So, there was a discussion between DIBS and differed interest scheme by Maybank....so, which is better for purchasers?

To answer that, we ought to know what DIBS is all about.

1) DIBS or more appopriate DBIS is an acronymn for Developer Bearing Interest Scheme. (yes, we all know that oredi!?!)

2) When developer bears purchasers' interest during contruction, this is a COST to developer.

3) Developer will pass on this cost to consumer, which is the buyer.

4) This cost will normally be calculated base on the interest to be borne by developer during construction, which is 36 months. (even if construction period is less than 36 months, developer will more often than not allocate this interest cost up to 36 months. Thus, it is only a saving to developer and not consumer and as again, more often than not, developers may not pass this saving back to buyers).

5) This allocation of interest cost by developer will also factor in the case of an increase in interest or BLR during the 36 months period).

Thus, we can see that from the above point 3), 4) and 5), if you were to purchase a property with DIBS, you will tend to pay more of interest (factored into your purchase price) as compared to a non DIBS where developers do not factored in this cost into the selling price.

You are very likely differ less interst during construction, more so if the construction period is less than 36 months (early vacant possession by developer).

....my point is, there is no free lunch, this is not a laissez-faire state, it is capitalism!

...so, the discussion continues on with this particular reader....

"like that your free SPA, free legal fees on loan documantation and stamp duty on loan is not free?"

My answer is: Of course lah! There is no free lunch! (i hate to break this to all, but most would have already known anyway...)

BUT, the difference are:-

1) SPA fees factored in is cheaper as if you were to bear on your own as developers give volume of cases to lawyers and in return, they get a good discount from lawyers.

2) stamp duty factored into selling price is according to the scale under stamping act

3) these cost factored in will give you a lower cash flow as compared to you forking out cash....

So, DIBS or differ your interest during construction? YOU CAN CHOICE!

N/B: wrong grammars used are intentional....

"No $$$ or Low $$$ down payment and pay NO $$$ during Construction"

Yes, such deals still exist and are not uncommom.....

Before i proceed, here are the terms and conditions. I am putting it smack into reader's face as how often are we tempted by a deal, only to be dissapointed by the fine prints?

1) Applicable to buyers who are able to get 80% to 90% loan

2) Applicable to buyers who are getting the loan from Maybank under the bank's package of differed interest.

3) Applicable to selected model in Symphony Hills.

4) Developer will bear the legal fees on SPA, loan agreement and stamp duty on loan amount. Must use developer's appointed lawyer. (STRICTLY applicable to selected model only)

5) Developer reserves the absolute right to terminate this promotion at any time without prior notice.

Mozart vs Setia Eco Glades


A continuation from my previous post of Mozart, a run for your money....

Apparently SP Setia Eco Glades is selling 2 storey link houses with built-up of 2,900sf from RM1.2 million, thru balloting!!?!?!(as mentioned by their sales staffs)

While their land size is bigger, Mozart Garden Terrace Type B, within Symphony Hills comes with a "hanging garden" within each unit and a common landscaped gardens within Mozart's developement itself.

Thus, the question will be, do we pay a higher PSF base on built up or a lower PSF?

Mozart 3,225 sf from RM1,119,800 (non bumi) vs Approx 2,900sf at Approx RM1,200,000?

Honestly, it can go both way, but personally, i will go for Mozart, strictly on a cheaper PSF.

While we can't deny SP Setia has done a very good job in their previous developments of which i am personally impressed, i felt balloting of houses in Cyberjaya may not be necessary as there are plenty of choices in Cyberjaya. No doubt, hype will be created, suspense will be built which i must admit a very good strategy for SP to enter into Cyberjaya.

But, back to basic....i would rather go for Mozart, anytime of the day.

As one of the property gurus said, "herd mentality is more often than not the cause of making a wrong choice of investment"

Mine will be what i called the Titanic Version "you jump and i jump". Flipside side is, what if the person ahead of you is not a swimmer, does that means you don't jump? Think about it.....

.....back to basis of property, and one of it will be PSF pricing.

Chill out

Indeed distance is really a relative term.

If you have not venture to Cyberjaya, give it a shot.
Take Elite, LDP, MEX.. you might just find Cyberjaya is more accessible than any other township.
The connectivity of Cyberjaya is highly understated.

It is true Cyberjaya is pretty quiet at the moment. The only thing I can say is wait. Just wait for the residents to move in soon. Houses will be VP soon. People will start moving in.

I was at Prima Avenue the other day, having a nice chill out session with some friends. Yes, you hear me right the first time. Chilling out in Cyberjaya! And mind you, I have trouble getting an empty table.

I was pleasantly surprised to see the basketball court at Prima Avenue is well utilised. I believe the players must be sweating it out at the court after a hard's day work.
Who say there is no social activity in Cyberjaya?
Sports is social activities. A darn healthy one to boot.
Who knows? The next Lee Chong Wei may well be from Cyberjaya.

Cyberjaya is and will be a well planned township. Not haphazard ones where developer build houses first (and think..heck, we miss a road here) and then build the surrounding infrastructure to support the development.

With the new MEX highway connecting Cyberjaya to Kuala Lumpur City Center, long gone are the days where Cyberjaya is deemed an out of town or even out of outer space for some!


Cyberjaya is also highly accessible from PJ using Elite Highway.  Traveling to KL and PJ is within 30 mins drive. 


Traveling from Puchong and Seri Kembangan is less than 30 mins. Going to Seremban takes about 35 mins.


Is it really that far? Seriously people, we ought to admit that it is all in our mind. People from PJ may feel is far, but then again people in Southern part of Klang Valley such as Seri Kembangan, Puchong and Cyberjaya may feel PJ is far. Far is really a relative term! 


2) There is nothing in Cyberjaya. 


No shopping center, no light life and even one of my clients commented, no BKT shop (bah kut teh) and char siu rice shop! 


Common people! Would you really open a BKT shops when there are less people living in Cyberjaya as compared to say in Puchong and Seri Kembangan. While we have not figured out whether it is the chicken or the egg that comes first, BKT shop or people living in Cyberjaya isn't one where we can't figured it out. 


For those who still can't figure out which should come first, Starbucks has just opened its outlet with drive thru'! on 9th July 2012 in Cyberjaya. I am just wondering how many Starbucks in Malaysia comes with drive thru'. Why would Starbucks open an outlet in Cyberjaya? Why a drive thru'? In Cyberjaya? To the nay sayers of Cyberjaya, this must be something plucked out of the movie "The God must be Crazy". 


No night life? This goes the same as well. Mind you that Cyberjaya has numerous MNC coanies, such as Shell, BMW, Dell, Fujitsu, IBM and many many more. With several retail buildings being developed in Cyberjaya, such as Shaftsbury, D'Pulze, The Arc just to name a few, night life within these developments may very well a sooner or a later thing, to cater to these employees in MNCs.


Oh! For those curious drinkers, Cooler Bar next to Old Town is one place where imported beers are aplenty. *burrrrppp*! 


3) So, who would live in Cyberjaya?


Aliens and monsters! Seriously, not! It is normal people like you and me that would live in Cyberjaya. There is really no decent homes at the moment where one can live in Cyberjaya except for apartments and condos. MahSing was one of the earliest developer to develope landed homes in Cyberjaya followed by Symphony Hills in Cyberjaya. 


Is it really out of this world where employees of these MNC companies start to live in Cyberjaya?Closer to your work place, with Universities and private schools within Cyberjaya, living in Cyberjaya is just about the right decision that one would make. 


Spillover from Puchong and Seri Kembangan would also be one that contributes to "who would stay in Cyberjaya". Why spillover to Cyberjaya? Well, better infrastructures, relatively cheaper homes and proximity to these places.
