A lot in store in Cyberjaya

CYBERJAYA is not only home to information and communications technology (ICT) and multimedia companies, it has more to offer.
Hafidz Hashim, the managing director of Cyberview Sdn Bhd (the Cybercity manager for Cyberjaya), said Cyberjaya boasts more than 300 commercial outlets providing food and beverage, shopping and recreational experiences. The figure will increase to include another 700 or more outlets in the next three to five years to cater to the growing needs of the Cyberjaya population.
“There are close to 20 different locations with commercial components within Cyberjaya.
“The commercial buildings in Cyberjaya are well spread out aound the city. Besides allowing us to better manage the traffic, the crowd is evenly spread,” Hafidz explained.
There are more than 150 food and beverage establishments in Cyberjaya, offering Malay, Chinese, Indian, Middle Eastern, Thai, Italian and other cuisines.
Two drive-thru and dine-in outlets, Starbucks and Burger King, are also on the list. A second Starbucks will arrive soon.
In addition to the recently completed CBD Perdana 2, as well as Prima Avenue I and II which are fully tenanted commercial centres comprising offices and food outlets, Hafidz said more commercial developments will spring up in the next two to five years, including d’Pulze, MCT’s SkyPark, Pangea @ Cyberjaya, Glomac Cyberjaya Phase 1 and 2, Glomac Cyberjaya 2, Shaftsbury Square, VITA Cyberjaya and CBD Perdana 3 Cyberjaya.
D’Pulze features 370,000 sq ft of dining, entertainment and leisure space, comprising an alfesco dining strip, supermarket, cineplex, karaoke, gym and spa centre.
Another 630,000 sq ft of its 1 million sq ft gross built-up area will go into a four-star international serviced apartment-hotel, SOHO units and serviced apartments named Suites @ d’Pulze, which is adorned with landscaping by international award-winning landscape architecture firm Land Art Design.
Pangea@Cyberjaya by OSK houses a shopping mall, street mall, boutique hotel and boutique retail space.
Stategically located along Persiaran Apec and surrounded by multinational corporations, Glomac Cyberjaya phase 1 and 2 and Glomac Cyberjaya 2 consist of more than 100 commercial outlets with modern facades.
Glomac Cyberjaya aims to present a wider range of investment opportunities that are ideal for small- to medium-sized businesses seeking an address in the heart of Cyberjaya.
MCT’s Sky Park, on the other hand, features five blocks of en bloc offices, strata offices, a hotel and SOHO studios, which are all linked to the sky park. It also has an eco-friendly serviced apartment block.
Hafidz drew attention to a recently completed development in Cyberjaya, Shaftsbury Square, which comprises of 145 commercial outlets.
“It is a fusion of art, culture, enterprise and comfortable living. The freehold development has three office towers, two luxury SOHO/serviced apartments and 150 units of shoplots,” he said.
Meanwhile, Crystalville Sdn Bhd also introduced a 5.26ha mixed integrated development called VITA Cyberjaya. The first phase of the three-phase development comprises VIVA Shops and a SOHO tower, while the second and third phases will offer retail, commercial and hospitality components.
CBD Perdana 3 in Cyberjaya sets to be another exciting retail hub combining restaurants, supermarket and offices in the development.
“Centrus at CBD Perdana 3 features an all-in-one development offering business, shopping, leisure and residential facilities under one roof,” Hafidz said.
With architecture graced by tropical design features, Galleria @ Cyberjaya provides Cyberjaya with a wider array of lively work spaces, food and conveniences.
“The facade of each block has deep overhang shading the windows, thus reducing heat by 50%,” Hafidz said.
According to Hafidz, there are several key factors contributing to the growth of commercial developments in Cyberjaya. Besides the major expressways that provide connectivity, the inclusion of Cyberjaya in the Greater KL plan is proving to be a boost.
“Greater KL will see Cyberjaya becoming a very important part of a thriving, lively and economically vibrant mega-metropolis in the global top 20 most liveable cities by 2020, with a collective target population of 10 million.
“This plan has generated tremendous interest among the private sector, which is borne out by investments made by developers into Cyberjaya and the surrounding areas,” he said.
